We purchase and collect our data from reputable data providers like PropTrack (Realestate.com.au), Domain.com.au, the ABS and other financial sources. The data is methodically analysed and through our internal process, we’re able to accurately predict strong investment markets based on population movement, debt levels, employment plus many other market-driving economic driving factors. We have historically proven this system to be reliable and powerful throughout all selected markets inside DIYBA.
DIYBA showcases properties from established markets, which is why we tend to avoid markets that show characteristics for large home and land package development. Our guiding principle is that while dwellings depreciate over time, land appreciates in value; for this reason, we do not display any units or apartments. Our platform is connected to multiple authority-holding real estate platforms such as Domain.com.au, so although we do our best to display only the properties that meet our criteria, occasionally an atypical property may be found as a result of the way it has been uploaded by the agent who listed it.
In many instances, we find the best returns come from markets that hold affordable properties. For this reason, we have limited the search filter criteria to display properties up to the value of $800,000, however occasionally (depending on how the listing agent uploaded the property), some properties may display higher than that. We find the best returns come from properties ranging from $300,000 to mid $600,000.
A 10% deposit (plus other buying costs) is the minimum amount an individual can buy an investment property in Australia for. DIYBA’s buying system is no different and will accommodate deposits as small as 10% for the purchase of your investment. Deposits of less than 20% will incur LMI, which will slow down the growth of available equity for repurposing. If you need more information on this please contact our team.
We consider pre-approved finance to be a best practice and advise speaking to your broker about the expected time frame for your pre-approval to arrive. DIYBA displays markets that are highly competitive, so for this reason we advise getting your pre-approval to keep one step ahead of competitors and potentially negotiate your purchase deal. However, if you don’t intend to buy another property straight away and only wish to access your portfolio and the market growth and performance for where your property is located, then you’ll be able to do so without needing to pay for a subscription. This allows you to see your property perform and grow in value with the market, and update any property details.
